We generally acquire homes from various sources
including For-Sale-by-Owner (FSBO), Banked-owned
foreclosures (REO), preforeclosure, estate sales, tired
landlords, divorce, or abandoned and vacant homes.
House Sellers: Sell for Top Dollar Quickly
We set our purchase price based on ninety percent (90%)
of the appraisal valuation. Once we have a property
under agreement, the seller immediately obtains an
appraisal from a certified, licensed, professional
appraiser. This cost is reimbursed by the buyer at the
settlement table.
House Buyers: Acquire at Appraisal Value
We sell these properties at one-hundred percent (100%)
of the appraisal value and no more. There are two major
benefits to prospective home buyers. First, PBA offers
direct access to private mortgage financing. The
qualifications are far more lenient than the traditional
banking industry. We accept credit scores as low as 560.
Previous foreclosures, bankruptcies, damaged credit, are
all acceptable conditions because we understand that the
human experience is not perfect, contrary to the
expectations of the conventional banking mortgage
industry. Secondly, PBA offers three percent (3%) of the
sales price to pay towards closing costs. We can have
you pre-approved in under a week in most cases.
